All Season Rooms in Adelanto CA - A Heated, Cooled Room You Use All Year

Patio or back room too hot or cold to use most of the year? We close it in with all-weather windows, insulation, heating and cooling.

Bright four-season sunroom with a gray armchair and dining set, surrounded by large windows overlooking snow-dusted trees.

Is an all-season room worth it over a three season room?

In Adelanto, we build all-season rooms as fully closed-in rooms with all-weather windows, insulation, heating and cooling, so you end up with a room you can use every month of the year and not just on the mild days.

Most people who call us have a patio, a deck or an older back room that sits empty when it's too hot or too cold, and they want to know if closing it in properly is worth the money, which is also why a lot of these jobs start out as a patio-to-sunroom conversion. The price mostly turns on how big the room is, what it sits on, the windows you pick and whether it's heated and cooled, and the schedule turns on settling those choices before anything is ordered, because changing them after the walls are up costs time and money. When I come out to measure, we work through those choices for your room, and we check with the city or county office that covers your address to see what it asks for and take care of the permit paperwork the job needs.

How we build an all-season room

The first thing I sit down with you on is whether the room opens to the house or keeps its own temperature control, because that one choice shapes how we build it and how it's treated on paper. Under the national sunroom specification, a heated or cooled room that's open to the house counts as living space, while a room closed off from the house with its own heating and cooling doesn't. Next we settle the windows and the insulation in the walls, floor and roof, since those go in much more easily while the room is being built and adding them later can often cost more. Once the base and every one of those choices are settled, we order the parts, and our crew, led by a lead installer, frames the room, sets the glass and closes it in.

Not every space needs a fully heated and cooled room. If you mainly want your patio sheltered and closed in, our enclosed patio rooms may suit you better, and if you want glass overhead for as much daylight as you can get, we also do solarium installation, so I can walk you through how each one compares for the way you'd use the room.

Why Adelanto homeowners call us for all-season rooms

  • The owner measures, our crew builds

I come out myself to look at the job, measure and talk it through with you, and our own crew, led by a lead installer, does the building. You hear the plan from the person who made it, and the people building it answer to us.

  • Licensed in California, fully insured

California requires a license from the Contractors State License Board for anyone building or altering a structure when labor and materials come to $1,000 or more, and an all-season room is well past that. We're licensed and fully insured, so you can hire us knowing the job is done the way the state expects.

  • Big choices settled before ordering

Before I started this business in Adelanto in 2017, I ran the schedule for a busy building company and saw how often jobs stalled because a choice got made too late. That's why we settle heating, insulation, glass and what the room sits on with you before a single part is ordered.

On an all-season room, the choice that matters most is how the room connects to the house, so it's worth talking through before anything else. Call (760) 523-8749 or send us your details and I'll come out to measure.

Questions before you build an all-season room

How is an all-season room different from a three season room?

An all-season room is fully enclosed with all-weather windows and is heated and cooled, while a three season room generally isn't heated or cooled and has uninsulated windows or screens. Put side by side, the all-season room has heating, cooling and insulated glass, and the three season room usually has none of the three. If you want to use the room every month, go all-season, and if you mostly want shade and fresh air, a three season room is worth a look.

How much does an all-season room cost in Adelanto, CA?

A sunroom in Southern California usually costs about $110 to $200 per square foot, and that's the going rate across the area, not our price. Larger rooms that need a foundation and have heating and air conditioning tend to sit toward the top of that range. Your own figure comes from measuring your space and settling the choices with you on site.

Can an all-season room go on my existing deck or patio?

Often it can, because prefab kits can attach to an existing wooden deck or patio with a level surface, while a site-built room needs a proper building foundation. Either way the room needs a continuous load path, which is a connected route that carries its weight and the push of wind down to the foundation. So we look closely at what's under your deck or slab before we plan anything on top of it.

How much can a contractor ask for up front in California?

The state licensing board says a contractor can ask for or accept a down payment of no more than $1,000 or 10 percent of the total contract price, whichever is less. That rule applies to every licensed contractor in California. If someone asks for more than that before work starts, it's a good reason to slow down.

How do I know if the windows in a sunroom are good enough?

Ask whether the windows meet the national sunroom specification's requirements for keeping out air and water and for thermal performance, which is how well they hold heat. On an all-season room the glass does a lot of the work of keeping the room comfortable. I'm happy to go over the windows we'd use and answer that question as many times as you like.

How do I find out how big an all-season room can be in Adelanto?

Start with Adelanto's zoning code, which sets the development standards for each residential zone, and look up the standards for your zone before the room's size is set. It helps to know those limits before you fall in love with a floor plan. If you're outside the city, we also take jobs in many of the cities around Adelanto, on both sides of the county line.

  • Enclosed patio rooms

A good fit when you want the patio you already use sheltered and closed in without building a full heated and cooled addition.

  • Solarium installation

For a room with glass overhead as well as on the walls, so it fills with daylight from above.
